Property Staging is an art and one that needs to be mastered if you want to promote a quick sale of your property or home. What’s often forgotten when putting a property together is that property staging is, in essence, a form of presentation. You are presenting your home to potential buyers so that they see exactly what they are looking for.

 

A house purchase is a really tough sell because of the importance of the decision. Watch any real estate show and you’ll see countless people thrown off by little issues that they just can’t let go of even if they have an overall positive reaction to the house. It’s those finer details that really make and break a house so it pays to consider all aspects of your design to ensure that it is going to be appreciated and not put off any potential suitors. Remember the journey


Our top top tip for property staging is to complete a walk through once you are done, just like you were actually viewing the house. Not only does this allow you to check over your work and make sure everything is positioned correctly, it puts you in the place of the buyer and allows you to notice the finer details.


Can the room be walked around easily? Are the rooms overstuffed? Does the whole journey flow easily and nicely between each room? These are things you may not notice while working on the finer design points but they are definitely things that your clients will notice when they are moving around the property. Always consider the end goal and the end client. Your job is to make each visit as easy and as comfortable as possible and that goes beyond simply furnishing the layout.


Be Flexible


When staging multiple properties, it can be easy to fall into familiar patterns and repeat the same thing for each house. While this may work well for a big commercial property with lots of identical apartments, it’s not going to work as well when going between different houses.


Each house has its own quirks and unique edges that make it what it is and this needs to be represented in your design. There’s no one-size-fits-all template in property staging and avoiding those repetitive habits will help you to generate the ideal look for each individual property you style.


Understand your Target Demographic


Now this is very important in property staging and we’ll be writing another piece about this topic in-depth soon but for starters, understanding who you are targeting is key in real estate and one of the reasons property staging is so effective and desired.


As a property stylist, you have the ability to model a property for any demographic within reason and this is something you need to constantly consider. There is no point designing a bungalow aimed at retirees and pensioners with a vibrant and outdoorsy theme. While some older people may appreciate this, market research indicates that they respond more favourably to a more cozy and welcoming environment. They want somewhere they can relax and unwind, that feels safe and comfortable. It’s your job to present that and it’s important to keep that in mind during every job.


Property Staging is all about making those little touches to a property to increase its appeal and we hope these tips have given you a greater idea of how to appeal to your end client and make a more pleasurable home. We can all get lost in the job sometimes but it’s just as important to stay focused on the end goal and really consider how our staging is going to be viewed and experienced by those viewing our properties.
